Message from the President

HEIWA REAL ESTATE Asset Management CO., LTD. (the "Asset Management Company") is the asset management company of HEIWA REAL ESTATE REIT, Inc. (the "Investment Corporation"), a J-REIT (Japan Real Estate Investment Trust).

On March 8, 2005, the shares of the Investment Corporation were listed on the J-REIT section of the Tokyo Stock Exchange initially in the name of CRESCENDO Investment Corporation ("CIC"). Subsequently, mainly with the aim of improving its financial position, CIC implemented a capital increase by way of third-party allotment on October 19, 2009, and at the same time, the Asset Management Company became a wholly-owned subsidiary of HEIWA REAL ESTATE CO., LTD. On October 1, 2010, CIC changed its name to HEIWA REAL ESTATE REIT, Inc. following an absorption-type merger with Japan Single-residence REIT Inc.

Since then, with the aim of realizing our basic philosophy "Steady Growth in Managemed Assets" and “Steable Medium- to Long- Term Profits", we have concentrated our investments in offices and residences located in prime investment areas centering on the Tokyo Metropolitan area while receiving support mainly from our sponsor company, HEIWA REAL ESTATE CO., LTD., whereby we have steadily built a track record of success.

The Investment Corporation has continued to implement a variety of measures including not only the increase in asset scale by aggressively acquiring assets but also the improvement of portfolio quality by proactively portfolio replacements, the revision of rents for both offices and residences, the improvement of asset value of existing property, and the reduction of financial costs.

We work together to maximize unitholder value by focusing on maintaining and improving medium-term profitability, the sustainable growth of assets, and distribution of profits.
